A city of neighborhoods, each with its own pace. Most relocating professionals settle within a short train ride or walk of the Loop; families often look north along the lake or to the near suburbs. Before your employee arrives

What to plan for in Chicago.

Budget for move-in

Plan for the first month’s rent plus a security deposit or a non-refundable move-in fee; Chicago buildings use either, and the amounts vary by building. We confirm each one before the employee applies.

Parking and transit

Downtown buildings usually price parking separately from rent. Near the Loop the ‘L’ and Metra make living without a car easy, which can widen the search.

Winter and lease timing

Chicago’s rental market is seasonal: more choice in late spring and summer, better negotiating room in winter. We plan the search around the start date, not the season.

Timing the lease

Good homes lease in about two weeks, so we tour close to the move date and have the shortlist ready before the employee lands (Abode Rent Index, September 2026).
