Personal Information You Provide. When you create an account, contact us, register for property alerts, or engage our real estate services, we may collect: your name, email address, phone number, and mailing address; your property search preferences and saved listings; information submitted through contact forms, chat features, or scheduling requests; and any other information you voluntarily provide.

Information Collected Automatically. When you use the Platform, we automatically collect certain technical information, including: your IP address, browser type and version, operating system, and device identifiers; pages viewed, links clicked, time spent on pages, and referral URLs; approximate geographic location based on IP address; and interaction data such as search queries, filter selections, and listing views.

Information from Third Parties. We may receive information about you from third-party sources, including MLS data providers, identity verification services, and social media platforms if you choose to connect your account.

We use the information we collect to:

Provide, maintain, and improve the Platform and our real estate services. Personalize your experience, including property recommendations and search results. Send you property alerts, market updates, and transactional communications you have requested. Send marketing communications where you have opted in (you may opt out at any time). Process and respond to your inquiries, requests, and feedback. Connect you with real estate agents and service providers relevant to your needs. Analyze usage patterns to improve the Platform’s functionality and content. Detect, prevent, and address fraud, security issues, and technical problems. Comply with legal obligations, enforce our Terms of Service, and protect our rights.

We do not sell your personal information. We may share your information in the following circumstances:

With Real Estate Professionals. When you inquire about a property, schedule a showing, or request agent assistance, we share relevant contact information with Abode agents and, where applicable, with cooperating brokerages to facilitate your real estate transaction.

With Service Providers. We share information with trusted third-party vendors who perform services on our behalf, such as website hosting, data analytics, email delivery, customer support, and marketing. These providers are contractually obligated to use your information only for the services they provide to us.

For Legal Compliance. We may disclose your information when required by law, in response to valid legal process, to protect our rights or the safety of others, or to detect and prevent fraud.

Business Transfers. In the event of a merger, acquisition, or sale of assets, your information may be transferred as part of that transaction. We will notify you of any such change.

We use cookies, web beacons, pixels, and similar technologies to enhance your experience, analyze usage, and deliver targeted content. The types of cookies we use include:

Essential Cookies. Required for the Platform to function properly, including authentication, session management, and security features. These cannot be disabled.

Analytics Cookies. Help us understand how visitors interact with the Platform by collecting anonymized usage data. We use this to improve performance and content.

Functional Cookies. Remember your preferences and settings, such as your preferred market, saved search filters, and display preferences.

Marketing Cookies. Used to deliver relevant advertisements and measure the effectiveness of our marketing campaigns. These may be set by third-party advertising partners.

You can manage your cookie preferences through your browser settings. Note that disabling certain cookies may affect Platform functionality.

The Platform integrates with third-party services to provide its features. These services have their own privacy policies, and we encourage you to review them. Key third-party services include:

Mapping & Location. We use Mapbox to display interactive maps and property locations. Mapbox may collect usage and location data subject to its own privacy policy.

Property Data. Listing data is sourced from MLS databases through authorized data providers. Property information displayed on the Platform is subject to the terms of the originating MLS.

Authentication. Account authentication is provided through Microsoft Azure Active Directory B2C. Your login credentials are managed securely by Microsoft’s identity platform and are not stored directly by Abode.

Neighborhood Data. We use Walk Score and Google Places APIs to provide walkability ratings, transit scores, and nearby amenity information. These services may process location data to return results.

Analytics. We may use analytics tools to measure Platform usage and performance. These tools collect anonymized or pseudonymized data to help us improve the user experience.

The Platform uses artificial intelligence to enhance certain features, including natural language search, property insights, neighborhood descriptions, and personalized recommendations. When you interact with AI-powered features:

Your search queries and interactions may be processed by AI services to generate results. We use Anthropic’s Claude AI for content generation and analysis. Your queries are processed in accordance with Anthropic’s usage policies and are not used to train AI models. AI-generated content such as neighborhood descriptions and market commentary is reviewed for accuracy but is provided for informational purposes only.

We do not use your personal information to train or fine-tune AI models. AI features are designed to enhance your search experience, not to make decisions on your behalf.

We retain your personal information for as long as necessary to fulfill the purposes described in this policy, or as required by law. Specific retention periods include:

Account Data. Retained for the duration of your account and for up to 30 days after account deletion to allow for recovery, after which it is permanently deleted.

Transaction Records. Real estate transaction records are retained for a minimum of seven (7) years as required by real estate licensing regulations and tax law.

Marketing Data. If you unsubscribe from marketing communications, we will stop sending them promptly but may retain your email address on a suppression list to honor your opt-out.

Usage Data. Anonymized analytics data may be retained indefinitely for trend analysis and Platform improvement.

We implement reasonable administrative, technical, and physical safeguards to protect your personal information against unauthorized access, alteration, disclosure, or destruction. These measures include encryption of data in transit using TLS/SSL, secure authentication through Microsoft Azure AD B2C, regular security assessments of our Platform and infrastructure, access controls limiting employee access to personal data on a need-to-know basis, and secure hosting on Microsoft Azure with SOC 2 and ISO 27001 certified infrastructure.

No method of transmission over the Internet or electronic storage is 100% secure. While we strive to protect your information, we cannot guarantee absolute security. If we become aware of a data breach that affects your personal information, we will notify you and any applicable regulatory authorities as required by law.

Depending on your jurisdiction, you may have the following rights:

Access & Portability. Request a copy of the personal information we hold about you in a portable format.

Correction. Request that we correct inaccurate or incomplete personal information.

Deletion. Request that we delete your personal information, subject to certain legal exceptions (such as transaction record retention requirements).

Opt-Out of Marketing. Unsubscribe from marketing emails by clicking the “unsubscribe” link in any marketing email, or by contacting us directly. You can opt out of SMS messages by replying STOP.

Cookie Preferences. Manage cookie settings through your browser. You may also opt out of interest-based advertising through the Digital Advertising Alliance at optout.aboutads.info.

To exercise any of these rights, contact us at [email protected]. We will respond within 30 days, or within the timeframe required by applicable law. We will not discriminate against you for exercising your privacy rights.

If you are a California resident, the California Consumer Privacy Act (CCPA) and the California Privacy Rights Act (CPRA) provide you with additional rights regarding your personal information:

Right to Know. You have the right to request that we disclose the categories and specific pieces of personal information we have collected about you, the categories of sources from which it was collected, the purposes for collection, and the categories of third parties with whom it was shared.

Right to Delete. You have the right to request deletion of personal information we have collected, subject to certain exceptions.

Right to Opt Out of Sale. We do not sell your personal information as defined under the CCPA. If this changes, we will provide a “Do Not Sell My Personal Information” link on the Platform.

Right to Non-Discrimination. We will not deny you services, charge you different prices, or provide a different level of service for exercising your CCPA rights.

Authorized Agents. You may designate an authorized agent to submit requests on your behalf. We may require verification of your identity and the agent’s authorization.

The Platform is not directed to individuals under the age of 18. We do not knowingly collect personal information from children under 18. If we become aware that we have inadvertently collected information from a child under 18, we will take steps to delete that information promptly. The Platform is operated from the United States. If you access the Platform from outside the United States, your information may be transferred to, stored, and processed in the United States, where data protection laws may differ from those in your country of residence. By using the Platform, you consent to the transfer of your information to the United States and its processing as described in this policy.

If the European Union General Data Protection Regulation (GDPR) applies to you, you have additional rights including the right to access, rectification, erasure, data portability, restriction of processing, and the right to object to processing. Some browsers offer a “Do Not Track” (DNT) feature that signals to websites that you do not want your online activity tracked. There is currently no uniform standard for interpreting DNT signals. At this time, the Platform does not respond to DNT browser signals. However, you can manage tracking through your cookie settings and the opt-out mechanisms described in this policy.

We may update this Privacy Policy from time to time to reflect changes in our practices, technology, legal requirements, or other factors. When we make material changes, we will update the “Last updated” date at the top of this page and, where required by law, notify you via email or through a prominent notice on the Platform.

We encourage you to review this policy periodically. Your continued use of the Platform after any changes constitutes your acceptance of the updated policy.
