Whitland gathers around its namesake avenue west of Vanderbilt — a short district of 1920s estate homes, deep setbacks, and a tree canopy that meets over the street, known citywide for its July Fourth porch-front parade. Cherokee Park and Elmington Park bracket it, with West End Avenue's services along the southern edge.

Apartments for rent are a minor note in Whitland proper — occasional carriage houses and duplex units — with real rental inventory sitting just outside on West End, Harding Pike, and in Cherokee Park's small buildings. Renters drawn to the area are usually medical-center and university anchored, trading newer amenities for address and quiet.

Homes for sale in Whitland are among Nashville's most coveted: Colonial Revivals, Tudors, and brick foursquares on lots that newer construction cannot replicate this close to the core. Listings are scarce — single digits in most years — and competition is structural, with buyers often waiting multiple cycles. The neighborhood's scarcity economics make it less a market than a queue, and pricing reflects it.
