Capitol View

Capitol View is the 32-acre district built from scratch on the north side of Charlotte Avenue, where HCA's and Asurion's headquarters share a new street grid with apartments, a Publix, and the greenway connecting toward the Gulch. It functions as the hinge between downtown, Germantown, and Midtown — purpose-built, walkable, and entirely post-2015.

Apartments for rent are the district's core housing: full-amenity mid-rises and high-rises with co-working floors, pools, and retail underfoot, competing directly with the Gulch at slightly friendlier price points. Lease-up specials cycle through as new phases deliver, and the walk-to-work population from the two corporate campuses keeps occupancy firm.

Homes for sale in Capitol View itself are limited — the district is rental-dominant by design — so buyers target the condo buildings on its Germantown and Gulch borders, where new construction continues to add inventory. The play here is buying the district's growth without its rental premium; units within walking distance of the greenway and the Charlotte Avenue retail block have outperformed the wider downtown condo market.
